    I'm 54 and my wife and I are VERY worried about our future, gas and food prices rising daily. We have had our savings dwindle with the cost of living into the stratosphere, and we are finding it impossible to replace them. We can get by, but can't seem to get ahead. My condolences to anyone retiring in this crisis, 30 years nonstop just for a crooked system to take all you worked for.

      I feel your pain mate, as a fellow retiree, I’d suggest you look into passive index fund investing and learn some more. For me, I had my share of ups and downs when I first started looking for a consistent passive income so I hired an expert advisor for aid, and following her advice, I poured $30k in value stocks and digital assets, Up to 200k so far and pretty sure I'm ready for whatever comes.

    Although hard to get to, I bought some land similar to this... a year later the dirt road was made by a tractor and now the land is worth 3 times as much.

    When I purchased my first home to live-in; that was Miami in the early 1990s, first mortgages with rates of 8 to 9% and 9% to 10% were typical. People will have to accept the possibility that we won't ever return to 3%. If sellers must sell, home prices will have to decline, and lower evaluations will follow. Pretty sure I'm not alone in my chain of thoughts.

      If anything, it'll get worse. Very soon, affordable housing will no longer be affordable. So anything anyone want to do, I will advise they do it now because the prices today will look like dips tomorrow. Until the Fed clamps down even further, I think we're going to see hysteria due to rampant inflation. You can't halfway rip the band-aid off.

      Home prices will come down eventually, but for now; get your money (as much as you can) out of the housing market and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes. If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.

    Congratulations on the award and keep the videos of land for sale coming ! For those of you complaining about the location of the property or the weather in Montana, just move along . This is a great piece of land for someone who wants to get away from civilization and build their own off grid homestead . If you ain't willing to put in the work to improve tge property access, then keep looking .

    Good luck servicing that property with a Eevee VTOL were the 50 lb payload! This one seater has a useful load that's 210 lb, and that means the pilot and all his groceries. 20 mile range

    AMARC, the aircraft graveyard near Tuscon AZ had a rattlesnake problem as the snakes climbed up the undercarraige les and made there nests. Anually there was a rattlesmake hunt., they were shot using .22LR snakeshot ammo. At the end of the day there was a buffet dinner. Rattlesnake on a skewer cooked over charcoal with a side salad and a cold beer. Some local music and a fine evening was had by all. Maybe they still do.

    Besides the BLM, how many private landowners have easement rights to that same 18 mile road? Who is responsible for maintaining it? Winter access? Utilities to the property and projected costs to bring in electric?

      Mailbox has to be 18 miles at state road or on someone else property.

    Find wolf creek before Helena!! It is thee most beautiful land I’ve ever seen!!!only thing about Montana is you can die from the weather if you are caught outside in -40 degrees temperatures

    Hey that Rattlesnake creek has 6 (six) different Trout SPECIES, and a couple of other native species. The creek is stocked by the Montana fisheries Dept. HINT: according to the Dept. of Fisheries, their is no "public access" to Rattlesnake creek , hello to making a "fishing camp."

    Sure. Every year Brownwood had a Rattlesnake Roundup! Tastes like chicken! A few years ago I missed the chance to filet one and now, preparing for the PCT I realize I'll miss a lot of 'trail chicken' 'cause I'm a tenderfoot who hasn't the knowledge/skills to clean one.

    this property is very interesting... natural water supply, full potential for solar energy, and away from anybody, what a bless...
    buy an old grader and remake the trail in 2 days... you can buy an old grader for less than $10 G, working just fine to get things done...
    Now I'm concerned about get some extra money

      You're onto something. I don't know if a grader would be enough, probably need a dozer and excavator but the good thing about construction equipment is you can use it and then sell it, it doesn't lose any value in that short amount of time.

    government will pay you about 300 an acre to not farm/ranch it per year this is free land basically.

      CRP is a land conservation program administered by the Farm Service Agency (FSA). In exchange for a yearly rental payment, farmers enrolled in the program agree to remove environmentally sensitive land from agricultural production and plant species that will improve environmental health and quality. you get paid per acre per year to not farm it, payment would cover any mortgage payment. But now you have unproductive land for the next 20 years.@@nofurtherwest3474

    There is a reason its only $60k. Limited access no trees. Neighboring property is all carved up into 40 acre "ranchette's" desert like country out there.

      Trees can be planted and they grow by themselves, the real reason is the limited acces. Any clown can plant a bunch of trees and turn it into a forest paradise but it's gonna take some skill and cash to build a good road to the property.

    I hope your potentials understand that Montana is conservative, doesn't really put up with trash. Does this property have documented legal access?
    Many of the people buying land here can afford a couple of the Jetson's.
    Remember, you don't own the land, you rent it, even after "buying" it. If you don't pay your property tax, you lose the land to the government!

    I got it figured out. At a cost of one million per mile we are at 18 million. Another 3-5 million to develop the ranch. So about 21-23 million plus a helicopter. Boom property appraises for fifty million. Bam.

    from the looks of it they waited for this to dry up before showing it gets flooded each spring... the cut outs in the banks are dead give away

    Using permaculture,, this land could be quite productive. I would build an earth home here so you don't need to use much energy at all to heat it in the winter or cool it in the summer.

    Elevation? This looks like buying "Mostly Dry Riverbed" and how much on this acreage floods during any amount of Rain? House built on stilts maybe the best option. Make those stilts Vase shaped to keep the rattlers on the ground.

      Dig a lake and use the dirt/roc to build a higher base to build your home, You can use the same bulldozer to repair the road.

      Montana property taxes 0.83% about 30th in the nation, But has no Sales Tax.

    180 acres of guaranteed-to-flood plain. Terrible access "can't be reached with 4-wheel drive" and how many easements are needed to get there? Land is totally unimproved, it's no bargain. I doubt a buyer could get flood insurance.

    Buying land like that also means millions developing roads, no way to transport construction materials, only millionaire contracts will accept to travel to do surveys, inspection, construction.
    It also means absolute freedom for zoning.
