I feel your pain mate, as a fellow retiree, I’d suggest you look into passive index fund investing and learn some more. For me, I had my share of ups and downs when I first started looking for a consistent passive income so I hired an expert advisor for aid, and following her advice, I poured $30k in value stocks and digital assets, Up to 200k so far and pretty sure I'm ready for whatever comes.

If anything, it'll get worse. Very soon, affordable housing will no longer be affordable. So anything anyone want to do, I will advise they do it now because the prices today will look like dips tomorrow. Until the Fed clamps down even further, I think we're going to see hysteria due to rampant inflation. You can't halfway rip the band-aid off.
Home prices will come down eventually, but for now; get your money (as much as you can) out of the housing market and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes. If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.

AMARC, the aircraft graveyard near Tuscon AZ had a rattlesnake problem as the snakes climbed up the undercarraige les and made there nests. Anually there was a rattlesmake hunt., they were shot using .22LR snakeshot ammo. At the end of the day there was a buffet dinner. Rattlesnake on a skewer cooked over charcoal with a side salad and a cold beer. Some local music and a fine evening was had by all. Maybe they still do.

You're onto something. I don't know if a grader would be enough, probably need a dozer and excavator but the good thing about construction equipment is you can use it and then sell it, it doesn't lose any value in that short amount of time.

There is a reason its only $60k. Limited access no trees. Neighboring property is all carved up into 40 acre "ranchette's" desert like country out there.
Trees can be planted and they grow by themselves, the real reason is the limited acces. Any clown can plant a bunch of trees and turn it into a forest paradise but it's gonna take some skill and cash to build a good road to the property.
I hope your potentials understand that Montana is conservative, doesn't really put up with trash. Does this property have documented legal access? Many of the people buying land here can afford a couple of the Jetson's. Remember, you don't own the land, you rent it, even after "buying" it. I got it figured out. At a cost of one million per mile we are at 18 million. Another 3-5 million to develop the ranch. So about 21-23 million plus a helicopter. Boom property appraises for fifty million. Bam.
Using permaculture,, this land could be quite productive. I would build an earth home here so you don't need to use much energy at all to heat it in the winter or cool it in the summer.
Elevation? This looks like buying "Mostly Dry Riverbed" and how much on this acreage floods during any amount of Rain? House built on stilts maybe the best option. Make those stilts Vase shaped to keep the rattlers on the ground.

180 acres of guaranteed-to-flood plain. Terrible access "can't be reached with 4-wheel drive" and how many easements are needed to get there? Land is totally unimproved, it's no bargain. I doubt a buyer could get flood insurance.
Buying land like that also means millions developing roads, no way to transport construction materials, only millionaire contracts will accept to travel to do surveys, inspection, construction. It also means absolute freedom for zoning.
Very good to eat and I really would love to live there but it would have to be in the North part of the State and that is the only way I would live there .......

Using permaculture,, this land could be quite productive. I would build an earth home here so you don't need to use much energy at all to heat it in the winter or cool it in the summer.

180 acres of guaranteed-to-flood plain. Terrible access "can't be reached with 4-wheel drive" and how many easements are needed to get there? Land is totally unimproved, it's no bargain. I doubt a buyer could get flood insurance.

Buying land like that also means millions developing roads, no way to transport construction materials, only millionaire contracts will accept to travel to do surveys, inspection, construction.
It also means absolute freedom for zoning.
