The nickname Big Sky Country perfectly fits this Property featuring pristine Montana rangeland with live water. Even better, it borders 640 acres of beautiful BLM land along the southern boundary. Take in scenic creek cliff vistas, quiet riverbanks, and endless grassy plains dotted with native shrubs. Rattlesnake Creek winds diagonally across the central portion of the property.
For the hunter or rancher envisioning life off the grid, imagine building a home or cabin atop the ravine overlooking the creek and Montana's rugged plains beyond. Nothing beats catching a vibrant sunset or watching a thunderstorm roll in over the vast prairie. White blankets of snow provide protection for small game in the winter. This property offers a unique side of Montana that is just as breathtaking as the mountains.
The property is a prime location in eastern-central Montana for those who want unhindered natural beauty, zero restrictions, and fantastic land opportunities.
Located in Game Management Unit (GMU) 701, this expansive wildlife haven is known for trophy elk, antelope, and mule deer. The large creek, mild climate, and open plains attract wildlife year-round.
Nearby Deadman’s Reservoir is primarily used for agricultural irrigation, but it’s a nice spot to fish, kayak, or paddleboard, too. This local lake may not attract many out-of-state visitors-and that’s a good thing! It’s one of the few bodies of water in central-eastern Montana stocked with rainbow and brown trout. The less crowded conditions and large surface area mean larger fish.
The lush, serene banks of the flowing Musselshell River also offer opportunities to fish for large brown trout and smallmouth bass.
Jump ahead years later to the early 1800s when Lewis & Clark set out on the Missouri River and eventually abandoned a boat near Montana’s Great Falls. Helena-Lewis & Clark National Forest in Helena, MT, is a great place to learn about history, hike, cross-country ski, fish, bike, camp, watch wildlife, and more. The forest showcases Great Falls and the Lewis & Clark Historic Trail, opening up to Montana’s Rocky Mountain Front. This 2.8 million-acre forest is massive and spans 17 counties, so there’s no shortage of exploration and outdoor adventures.
Electricity & Accessibility
There’s electricity 2.7 miles to the West of the property.
To reach the property from SH 12, follow this route: Begin on Musselshell River Rd., then proceed to Oil Well Rd., and finally High Five Rd. This path leads to a dirt road accessible through an unlocked gate, which historically provided access from the East. Unfortunately, this dirt road is currently impassable due to washout, rendering it inaccessible even to 4-wheel drive vehicles. Regrettably, we lack information regarding easements or alternative access options for the property, which explains the reduced price.
The wide wilderness of the open prairie has an allure all its own. From ranching to land investment and off-grid living, this breathtaking rangeland with creek access offers both beauty and opportunity. Don’t miss it! Place a deposit today to claim it.

Bait and switch, already sold, why wouldn't it be already reserved for $400. Stop taking advantage of stupid people.
No second access point?
When I purchased my first home to live-in; that was Miami in the early 1990s, first mortgages with rates of 8 to 9% and 9% to 10% were typical. People will have to accept the possibility that we won't ever return to 3%. If sellers must sell, home prices will have to decline, and lower evaluations will follow. Pretty sure I'm not alone in my chain of thoughts.
If anything, it'll get worse. Very soon, affordable housing will no longer be affordable. So anything anyone want to do, I will advise they do it now because the prices today will look like dips tomorrow. Until the Fed clamps down even further, I think we're going to see hysteria due to rampant inflation. You can't halfway rip the band-aid off.
Home prices will come down eventually, but for now; get your money (as much as you can) out of the housing market and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes. If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.
Do you mind if I ask you to recommend this particular coach you using their service?

Although hard to get to, I bought some land similar to this... a year later the dirt road was made by a tractor and now the land is worth 3 times as much.

When they advertise a flying vehicle to access the property, you know it's not a good idea to buy it.
Landlocked probably. Unfortunately some counties don’t allow you to fly in in either
I was shopping for land and ended up buying a flying vehicle. I don’t know how that happened.
Lmaaooooo
Hahaha. Good one.
Naw, you gave a website $8,000 that you can never get back.
I've been trying to reach you about the extended warranty on your flying vehicle.
I’d didn’t get this comment at first but I do now.
Man, I bought a tiny 4-acre piece of empty land in Canada and it cost me CAN$60K in 2018. And it's stayed empty ever since.
The helicopter bit screamed "UNATTAINABLE AND FOR GOOD REASON". Thankyew.
So fixing a road on someone else’s property? If good fences make good neighbors, do bad roads make bad neighbors?
Nice work showing it in spring during one of the two months it’s actually green and has water 😂😂😂 never mind that it’s desolate eastern mt land and gets -40 in the winter. Don’t come to Montana….North Dakota is nice I hear.
MT is beautiful, SD is an acquired taste 😂
Have a great day and be safe and careful.😊👍🙏
This is awesome! Please more properties like this.
Yes if I could have a well and creek on the property!
Awesome vid! You deserve all the awards!
Montana is beautiful!!
There is a reason its only $60k. Limited access no trees. Neighboring property is all carved up into 40 acre "ranchette's" desert like country out there.
Yes
Find wolf creek before Helena!! It is thee most beautiful land I’ve ever seen!!!only thing about Montana is you can die from the weather if you are caught outside in -40 degrees temperatures
Gratz on the award, you guys earned it. Cheers
@1smokeaway727
Thank You! We sincerely appreciate your continue support.

Im glad this is an ad for flying vehicles
this property is very interesting... natural water supply, full potential for solar energy, and away from anybody, what a bless...
buy an old grader and remake the trail in 2 days... you can buy an old grader for less than $10 G, working just fine to get things done...
Now I'm concerned about get some extra money
Besides the BLM, how many private landowners have easement rights to that same 18 mile road? Who is responsible for maintaining it? Winter access? Utilities to the property and projected costs to bring in electric?
No chance of any of that happening
Ummm ya make your own power dummy,,, ya don’t bring in electric there!
@@Bringit29 How do you Make your own power in their dummy when you can't even access the place Other than helicopter🤦♂️ I think you should sign up and buy it
you have a river, do hydroelectric or solar? It wont be cheap!
@@dakotaautosales9673
@@dakotaautosales9673 good point. How the hell would you get anything done?
18 miles. Private road. No pavement.
Mailbox has to be 18 miles at state road or on someone else property.
Building materials. Who is bringing that?
Extremely expensive
Yes but can you build a forever home here with a basement, no restriction. No HOA. No flooding or bad flood area. No CCR. No agricultural limits? All that and a couple more i forgot?
Yes, you can drive on freeways and not see any cars!! Love Montana!!
I’ll absolutely take it
Looks pretty inhospitable.
Congratulations on the award and keep the videos of land for sale coming ! For those of you complaining about the location of the property or the weather in Montana, just move along . This is a great piece of land for someone who wants to get away from civilization and build their own off grid homestead . If you ain't willing to put in the work to improve tge property access, then keep looking .
You move along. 🤣😂🤣👍🤟👌
We can say whatever we want, you don't like it, then YOU move along!!
Yes this is what I need for my sheep and wild animals
Find wolf creek before Helena!! It is thee most beautiful land I’ve ever seen!!!
Hey that Rattlesnake creek has 6 (six) different Trout SPECIES, and a couple of other native species. The creek is stocked by the Montana fisheries Dept. HINT: according to the Dept. of Fisheries, their is no "public access" to Rattlesnake creek , hello to making a "fishing camp."
So there are always plentiful fish in Rattlesnake creek?
180 acres for $60k?? In Montana?? I smell something they have alot of in MT...
Yeah, poor access
lol
Landlocked
It's Montana wasn't to cold I would buy land in Montana. it is beautiful
Yes way to cold... You would hate it for sure.
@Pimporly
Yes, Montana is beautiful and it has milder Summers.
You can also go somewhere else for the colder months.

I'm thinking if I ever buy property that is landlocked I would use a paramotor to access it and maybe do some arial hunting .
It all counties allow that.

@@LANDIO Haha no it's in reference to spiritual snakes. I eat Biblically clean. May YHWH bless you also brother!
Isn’t it sad, the only thing they brought with them was decent ice cream
government will pay you about 300 an acre to not farm/ranch it per year this is free land basically.
O ya hows that?? That doesn't sound right but not that i know anything about it!
do tell
CRP is a land conservation program administered by the Farm Service Agency (FSA). In exchange for a yearly rental payment, farmers enrolled in the program agree to remove environmentally sensitive land from agricultural production and plant species that will improve environmental health and quality. you get paid per acre per year to not farm it, payment would cover any mortgage payment. But now you have unproductive land for the next 20 years.@@nofurtherwest3474
What??!! Pay 300 an acre to "not" farm or ranch? Your comment didn't make any sense.
@@nightskylights4501 yeah, it's okay that you don't understand, Google is a crazy thing.
good land and good location
I reached out to you guys several months back but never heard back. Nonetheless you guys do an incredible job in providing the information people want to know about potential properties. Great work, keep it up!
Had rattlesnake at the Wort Hotel in Jackson Hole, Wyoming, many years ago.
Yes, I have eaten rattlesnake several times, a good lean and tasty meat. Also, I own sixty acres of land in Blaine County Montana which is not quite as remote as this.
Put Wild ginseng plant futures count big 💵💸
I would love to have some acreage in Blaine Co. close to Hays and St. Paul Indian Mission !
Yes I like that.I need alot
Hello.I am pretty sure they could have drove to the property. I have been driving and going off road everywhere since I was 18 and never had a property I have never been able to get to!!!
This video was unexpectedly funny.
Do the ice cream machines work at McDonald’s in Montana, if not it’s a deal breaker
Sure. Every year Brownwood had a Rattlesnake Roundup! Tastes like chicken! A few years ago I missed the chance to filet one and now, preparing for the PCT I realize I'll miss a lot of 'trail chicken' 'cause I'm a tenderfoot who hasn't the knowledge/skills to clean one.
Looks like a serious flood zone
My first thought exactly. Probably quite windy as well.
This part of Montana is called the High Desert.
Is there a legal easement or ROW through abutting property(s) after High Five Road ends and it goes to a two track?
I was going to ask the same question and thank you!
If I am going to buy a piece of property I want to see if it has a house or any kind of buildings or services close to or ran to property.👍
It's basically all river flood bed in the area of Montana called The High Desert.
Not only yes but hell yes!
I would love to own some acreage in Blaine Co. close to Hays and St. Paul Indian Mission to serve as a Deacon at the Church.
My initial reaction to the intro video...
Did you buy a flood plain?
Yep.
This part of Montana is called the High Desert.
Really yall cool looking 😎
This is sold im sure ,i would definitely be interested
YES AND IT WAS FLAKEY LIKE FISH 👍👍👍
The land is virtually unreachable and useless, but it only costs $333.00 per acre.
Rattlesnake is a tasty meat. Prepared for me, it was like a sweet, stringy chicken. Of course.
You got 5-10 acre tracts for those prices you mentioned in the first 10 seconds ?
Landio pulling in the big boys who can pay 100k for a 20min solo helicopter
It will be good deal if you discover oil & gas in your land 😅😀😁
how many months out of the year is it freezing cold in that area?
are We selling land or helicopters . . .
I been saying this for Weeks the Lakers was not Gonna Make Any Trades . I been saying this for Weeks . It was Say by the Owner and Rob Agreed to Not Make any Trade Moves .
Using permaculture,, this land could be quite productive. I would build an earth home here so you don't need to use much energy at all to heat it in the winter or cool it in the summer.
TELL ME MORE, MY SON LIVES IN MONTANA
Imagine how much profit you'll make moving this 180 acres to NY after buying it.
Very good to eat and I really would love to live there but it would have to be in the North part of the State and that is the only way I would live there .......
I am totally interested but the question is: Is everyone from all over around the world can buy?
13 trees...and NONE of them on the property!! LOL That IS a GREAT Deal...!!
I'd like to see someone fly that thing in wintertime
beautiful land but nit enough trees for me to buy anything.
So how to you rpair the access road when its on presumably on someone elses property ?
You don’t! That’s their way of keeping you off their property! This is land locked .
They wont mind at all
That's the mystery part. Nobody knows. 😂
Why can't I find land like that in Spaulding County in Georgia wouldn't mind having 180 Acres for 60k
asking for trouble

@@LANDIO Absolutely 100% Now are you going to sell me that land or what?! Haha but seriously
Elevation? This looks like buying "Mostly Dry Riverbed" and how much on this acreage floods during any amount of Rain? House built on stilts maybe the best option. Make those stilts Vase shaped to keep the rattlers on the ground.
Dig a lake and use the dirt/roc to build a higher base to build your home, You can use the same bulldozer to repair the road.
Damnit, someone secured it.
I want some land there for these prices
You guys can pay me and I would walk to property from where he stopped, take pictures or a video to make your video more informative for a buyer!!!
may take you 5 days.... To cover 180 acres ?
I’ll buy it
If i bought it, rattlesnake creek would become mongoose creek overnight.
wow. just wow. what a good channel and good site. i never saw such a property selling site like yours with such details about every aspects
Already sold!
not sure if they are selling lands or EV choppers.
from the looks of it they waited for this to dry up before showing it gets flooded each spring... the cut outs in the banks are dead give away
I could get there in my airboat with no problem. unload in in the river then run up rattle snake creek. water, land, ice, snow ...no problem! There is land locked land here in OK that I lease for hunting that I get there by airboat. As long as you don't stop when your crossing other peoples land its legal.
Yep, and it is probably real estate land locked.
They need to plant sunflowers. To clean the soil than plant 16 plants that protect crops
This part of Montana is called The High Desert.
Rattlesnake is a fine meal if cooked right.
That is a lot of lands. I just want 5-10.
Yes I've eaten rattlesnake I lke it
Buying land like that also means millions developing roads, no way to transport construction materials, only millionaire contracts will accept to travel to do surveys, inspection, construction.
It also means absolute freedom for zoning.
180 acres of guaranteed-to-flood plain. Terrible access "can't be reached with 4-wheel drive" and how many easements are needed to get there? Land is totally unimproved, it's no bargain. I doubt a buyer could get flood insurance.
Can you grade a road
Rattlesnake creek is the ultimate selling point. Thanks for sharing. If I didn't have grand children, I'd be moving to my new to be home, I would name Rattlesnake Mountain Top Ranch. (I'm deathly afraid of snakes, {talk about a man screaming like a girl, when snakes are involved, that's me} but love the name) Wink, wink those very expensive property taxes are making me very weak in the knee's. You shouldn't do that to an old man. Gotta be some good fishing in that Rattlesnake creek, or near by. You guy's @ LANDIO are the best.
Assume I want to buy, where is your contact details? Are you playing a game?
I bought 320 acres in UT for 469/acre

How do I live in it? Is there anything? Is there electricity? Is there any water . Is there a way? Are there people?
Nothing but snakes. Take a tent and propane tank for cooking. Good luck.
